A Real Estate Investment Trust (REIT) is a company that owns, operates, or finances income-producing properties. Their business is in collecting rental income from its properties leased to tenants, be it in retail spaces, office suites or industrial lots.

REITs usually generate a steady income stream for investors. In Malaysia, Securities Commission regulates that if a REIT declares more than 90% income to its unit holders, the REIT does not have to pay corporate income tax.

Hence, all REITs in Malaysia have more than 90% dividend payout policy, giving investors high dividend yield. On top of that, there is usually little price volatility in REITs.
