This is a short preview video for a longer video I just finished about industrial REITs: https://youtu.be/YpTCVSi_Gh4
If you're bullish that workers will return to the office, you might want to buy shares in Empire State Realty Trust ($ESRT), which is a publicly traded Real Estate Investment Trust. In addition to owning a number of office properties, it also owns the iconic Empire State Building.
Or if bricks and mortar retail seems like a viable investment, you can buy shares in a large shopping mall owner like Simon Property Group ($SPG).
Over the past number of years many REITs have become hyper focused on what type of properties they own. There are REITs focused on office, retail, industrial, multi-family, self storage, hotels and even data centres.
While retail and office properties are fairly straightforward, there are some significant differences between the different types of industrial real estate (ie/ manufacturing properties vs warehouses). I am personally invested in a handful of industrial REITs so I'm to share more information about it.
