CBL & Associates Properties (CBL) went bankrupt during the pandemic and this REIT bankruptcy cost me over 90%. The issues: too much debt, mall assets, bad management, high capex, struggling department stores, and retailers defaulting on leases. 

Many office REITs are facing similar issues regarding capex. This includes REITs like SL Green (SLG), Vornado Realty Trust (VNO), and Boston Properties (BXP).
