How do you acquire multifamily homes, without any money out of pocket? The first thing to know is the multifamily is a fairly elastic market. This means it's not like a single family home, where you can expect to get a discount. Often a discount on a multifamily means it's run down and needs some investment to repair and bring it's values back up.

Cash flow is what people commonly look for in multifamily. The big draw back is that you need to bring hundreds of thousands or even millions to invest in it. If you have the funds, then I have some great ideas on how to find the best cash flow deal.
