The bond market is flashing a major warning as the U.S that we haven't seens since 2007. 10-year Treasury yield approaches 5%, pushing mortgage rates back above 7% and creating another affordability shock for home buyers. Higher mortgage rates are now putting pressure on home prices, housing demand, new construction, and the broader U.S. real estate market.
I’m on the ground in Las Vegas, Nevada, where home sales have fallen toward 20-year lows and sellers are taking losses of $50,000, $100,000, and sometimes more. In some neighborhoods, the monthly mortgage payment to buy a house is still 40% to 60% higher than the cost to rent the same property. That is keeping many first-time home buyers on the sidelines and forcing sellers to cut prices.
Meanwhile, the luxury real estate market is telling a completely different story. A new Four Seasons development outside Las Vegas is selling condos starting around $3 million, with some residences priced as high as $25 million. Million-dollar home sales remain strong even as demand for normal homes weakens, highlighting the growing divide in the housing market.
Higher interest rates also create major implications for homebuilders, mortgage lenders, real estate investors, and companies such as Lennar and D.R. Horton as buyers become increasingly sensitive to monthly mortgage payments and affordability. If Treasury yields remain near 5% and mortgage rates stay above 7%, the housing market could face even more pressure heading into 2027.
