Lease vs. Own Analysis - Commercial Real Estate Investing For Business Owners

If you are considering buying commercial real estate for your own business (own instead of rent commercial space), you’ve come to the right place. We’re putting this video series together to help business owners decide whether they should invest in commercial real estate and become their own landlord. Commercial real estate investing can be daunting but we’ve broken the process down into bite-sized videos. This series is designed for commercial real estate beginners to buy their first property or help experts sharpen their skills.

In this video, we’ll talk about lease vs. own analysis. Your commercial real estate broker can help you do this lease vs. own analysis so don’t feel like you have to put it all together by yourself. I recommend business owners run these numbers early in the process to determine if it makes economic sense to buy vs. rent. Start with your own existing lease then find an example target property and compare the two on an all-in total monthly basis. Owning commercial real estate can save you money but that isn’t always the case. Even if it’s a little more expensive to own, there are tons of benefits we talked about in our first video that can make it worthwhile to own vs. lease.
