This is a great way to get a sense of the property's condition and potentially uncover investment opportunities.
My second tip is for real estate agents looking to get into commercial real estate. Consider contacting expired listings for multifamily properties under 20 units. This will give you the chance to talk to owners who have already made the choice to "hire an agent" to help sell their property.
Once you have a good understanding of the numbers and financials involved in commercial real estate, it can lead to bigger opportunities like assets with 100 units or more. That's where the real money is, and it all starts with picking up the phone and driving the area.
