5 Truths About Raising Private Money for Real Estate Investing

Hey guys, It’s Cody Sperber the Clever Investor here and today I want to debunk the myths about raising private money for your real estate deals. Many people think raising money is impossible, but the reality is you just need to know what you’re doing.

Like I said...a huge hurdle for any new real estate investor is realizing that you don’t need any money to flip a house. If you want to flip houses you are definitely going to need money...but it doesn’t have to be your own. So let’s get into it.

TRUTH #1 - There is a ton of money out there!

You never know where you might be able to find funding for your deals. You would be surprised how many people have a bunch of money lying around that isn’t producing them very good returns. As I gained credibility more and more people wanted to fund my deals. Their money makes better returns with me than just sitting in a bank account forever. It’s a win-win situation.

TRUTH #2 - People invest in people

Nobody is going to lend you “desperate money” especially if they get the sense that you’re just “winging it”. People want to do business with people that they like and trust. To gain some credibility you can start by wholesaling houses since it requires very little to no money. This will give you some knowledge of the real estate game and build up your credibility. Become an expert at what you do, perfect your pitch and start planting seeds in prospective lenders

TRUTH #3 - Great deals fund themselves

If I came to you right now and said, “Hey, here’s a Lamborghini worth $250,000. You can have it for $50,000 if you pay me within the next 5 days” do you think you could find the money to buy that car? Of course. If you went around to everyone you know and presented a deal like that somebody would be bound to jump all over it. The exact same thing applies to real estate. If there’s a GOOD deal it will pretty much fund itself with little effort.

TRUTH #4 - There’s a million ways to structure a private money deal

From partnering on deals and splitting profits to lending money on a deal and earning a guaranteed return, there's literally infinite ways to structure a private money deal.

In the beginning when I didn’t have a lot of credibility I would have to give a larger amount of the profits to my money partner. But after awhile the tables turned and started making more money on my deals. Eventually I moved away from partnerships and just borrowed money at a 9%interest rate.

TRUTH #5 - It gets easier over time to fund your deals

It’s a combination of being able to find great deals, create a track record of success, build a team around you AND develop a reputation that you are an expert that is passionate about what you do. You will be surprised, over time you will have money than deals to put it in.

At the end of the day you really don’t have any excuses… The money is out there all you have to do is go find it.
