Landlords are beginning to dump properties on the U.S. housing market as the gap between renting and buying reaches extreme levels. In cities like Nashville, Tennessee, high mortgage payments and weakening buyer demand are putting growing pressure on home prices.

One Nashville property that previously rented for $2,900 per month is now listed for sale at $697,000. But purchasing that same house with a mortgage would cost nearly $4,900 per month, creating a $2,000 monthly difference between renting and buying.

This massive rent-versus-buy affordability gap is one of the biggest reasons housing demand remains so weak. Mortgage applications to purchase a house are down approximately 55% from their pandemic peak, while existing home sales remain near levels last seen during the 2008 housing crash.

Despite these conditions, many sellers continue listing homes at prices that buyers can no longer afford. Across the Nashville metro, home values are declining as inventory builds and sellers compete for a shrinking pool of buyers.

Housing supply in Nashville is now more than 50% above normal levels, reaching its highest point in approximately 15 years. Some sellers are already cutting asking prices by $30,000 to $50,000 as they struggle to attract offers.

And the correction may not be over. Reventure App is forecasting additional home price declines heading into 2027, with some Nashville ZIP codes projected to fall by as much as 10% over the next year.

For buyers, these conditions could create opportunities to negotiate substantial discounts, particularly in markets where inventory is surging and sellers are increasingly motivated. But identifying the right ZIP codes and understanding future price risks remains important before purchasing.

Using Reventure App's housing market data and home price forecasts, buyers can identify areas with projected price declines, track inventory growth, and evaluate local housing affordability before making an offer.
